Truckee decks fail for reasons that have nothing to do with how they looked the day they were finished. Snow sits on them for months. Freeze and thaw works at every fastener. Ledger connections that were never flashed correctly rot the rim joist behind the siding where nobody sees it until the deck moves.

What a deck in Truckee actually has to be built for

Most deck-building advice online is written for places that get four inches of snow a year. Here is what changes at 6,000 feet.

Framing is heavier than flatland standard. Our baseline on structural decks is 4x8 pressure-treated joists at 16 inches on center with a 4x10 beam across the posts. Not 2x8. A 2x framed deck built to a generic span table is the single most common thing we find when we open up a failing deck in this town.

Footings are shallower here than most people expect. Local engineered plans in Truckee and North Tahoe call for footings 24 inches deep, 10 to 12 inches thick, sized 2 feet square to 3 feet 6 inches square per the engineer's schedule, with three to five #4 bars each way in the bottom. Contractors from outside the area sometimes bid frost-line depth at 48 inches or more, which is not required by local code and adds real money to your project for nothing.

Digging them is the hard part. Tahoe Donner soil is decomposed granite over cobble. A 30-inch square hole at 24 inches deep takes roughly three hours by hand, working through hardpan with a bar and pickaxe and levering rocks out. Most lots here have no machine access between the trees to where the footings go. Anyone quoting an hour a footing has not dug one on your street.

The ledger is where decks actually fail. We flash every ledger with Z-flashing or ledger pucks plus butyl flashing tape at the sheathing seal, and attach with structural lag bolts through proper blocking. Both, always. This is not an upgrade item.

Not every scope needs a permit. The Town of Truckee exempts deck work under 66 square feet and railing under 33 linear feet. Below both thresholds, no permit, and we will tell you that rather than build a permit into the price. Above them, the work needs engineered plans and inspections, and we handle the submittal, revisions, coordination, and sign-off.

Fire zone materials matter. Much of Truckee sits in a Wildland Urban Interface zone, which restricts what decking and exposed members are allowed. We check product compliance against the State Fire Marshal listing before specifying, not after.

Materials we use and why

Structural framing: pressure-treated Douglas Fir. Stair stringers are 2x12 PT or DF #2, never redwood, because stringers are structural.

Decking: redwood, composite, or PVC depending on exposure and maintenance tolerance. TimberTech Advanced PVC has performed well on our Truckee jobs where snow sits longest.

Connectors: Simpson throughout. Post bases, post caps, and joist hangers sized for 4x8 framing.

Lumber: sourced through Hills Flat and Truckee Tahoe Lumber. Local yards, correct species and grade, no big box substitutions on structural members.

How the project runs

  1. Site evaluation. Load paths, soil, access, snow shed, and existing conditions. We look at the footings and the post-to-footing connections before quoting anything.

  2. Engineering and drafting. We work directly with local licensed structural engineers on calculations, load ratings, footing design, ledger connections, and railing compliance.

  3. Permitting. Plan submission, revisions, Town coordination, inspections. You do not deal with the counter.

  4. Construction. Your project, managed properly, on time, and on budget from start to finish.

  5. Final inspection and closeout. Permits closed properly, which protects your resale.

Do I need a permit to build or rebuild a deck in Truckee?

Usually yes. The Town of Truckee exempts deck area under 66 square feet and railing under 33 linear feet, so small landings and short railing runs often fall below the threshold. Anything larger needs a permit, and a permitted deck needs engineered structural plans. If your address is in unincorporated Placer or Nevada County rather than the Town, different thresholds apply and we confirm against that jurisdiction's schedule.
 

How deep do deck footings need to be in Truckee?

Local engineered plans call for 24 inches to the bottom of the footing, 10 to 12 inches thick, with rebar each way. This is shallower than the frost-line depths used in much of the country. If a bid quotes you 48-inch footings, ask what code section requires it, because local plans here do not.

Why do you frame with 4x8 joists instead of 2x12?

Snow load. A deck in Truckee carries months of accumulated snow, and generic span tables written for lower elevations do not account for it. Our baseline on structural decks is 4x8 PT joists at 16 inches on center with a 4x10 beam. Heavier framing costs more in lumber and less in liability.
 

Can I keep my existing frame and just replace the deck boards?

Sometimes. It depends on the condition of the joists, the beam, and especially the ledger. We open up the ledger connection and inspect the framing before agreeing to a boards-only scope. If the structure is sound, board replacement is a real option and saves significant money. If it is not, we will tell you.
 

How much does a new deck cost in Truckee?

It depends on size, height off the ground, footing count, railing type, and decking material. Elevated decks with many footings cost considerably more than a low platform, and hand-digging footings in Tahoe Donner soil is a real line item. Can you build in the winter?

Concrete, snow, and frozen ground limit footing work in deep winter, so new construction and full rebuilds are generally scheduled for the building season. Board replacement, railing work, and repairs can occasionally proceed. We schedule footing and framing work around the season rather than fighting it.

Do you handle the structural engineering, or do I hire an engineer?

We handle it. We work directly with local licensed structural engineers and manage the drafting, submittal, and revision process as part of the project.
