Work in the hall bathroom started with staging, masking, dust barriers, and floor protection run outside the bath so the rest of the house stayed usable. The vanity was disconnected and the 97 inch cabinet and granite top were removed, then the floor tile and its mortar bed came out across the full 60 square feet.

Opening the pony wall zone exposed rot and mold. The affected area was probed at the edges and cut back to sound material, and the framing and joists were HEPA vacuumed, scrubbed, and treated. Moldy drywall was removed, blocking was installed, and a 3/4 inch plywood patch was cut, fit, glued, and fastened to bring the subfloor back to a flat, sound plane.

The tub surround was rebuilt next. The tub surface was protected and all tile and backer came off the three surround walls, roughly 50 square feet, so the framing behind could be inspected for rot and moisture. GoBoard panels were cut, fit, and fastened to manufacturer specification, then GoBoard joint sealant was run at every seam, corner, tub flange, and penetration before any tile went up.

Schluter Ditra uncoupling membrane was set over the full bathroom floor, with the toilet flange height coordinated against the new membrane and tile buildup. Twelve by twenty four matte porcelain field tile was laid on the floor and across the three surround walls, with cuts made at the valve, spout, showerhead, and tub lip. Tile baseboard was set with Schluter Jolly edge trim, the work was grouted and sealed, and silicone was run at the change of plane joints and the tub to tile joint.

A 96 inch double vanity was set, leveled, shimmed, and scribed to the wall. Both sinks were reconnected with new faucets, supply lines, P traps, and drain assemblies and tested for leaks. The open wall end left by the former pony wall was patched and textured to match, and the mixing valve trim, tub spout, showerhead, and drain cover went back on.

With the wet work finished, interior refinishing followed. The hickory floors were sanded and refinished with a partial fill and recoat, sixteen stair treads were sanded and finished, and the interior was primed and two coated throughout, with the bathrooms taken in a lighter color. Small drywall repairs were made ahead of paint.

Outside, a section of exterior wall was opened for siding and insulation repair with the associated electrical work, new sconces were mounted on the restained siding, and three exterior garage doors were sanded, masked, and stained. The decks were pressure washed and cleaned, screws were counter sunk, cracks were cleaned out, and the boards were sanded and two coated with stain.

The rest of the work was closed out across the same window. The stairway handrail was remounted on iron brackets, two wine refrigerators were replaced, the primary bath faucet was swapped and its electrical and drywall repairs completed, the garage drywall was patched, and demolition debris was hauled off in dump trailer runs.
