Truckee Deck Board Replacement
Project Overview
The project began with full demolition of the existing wood deck boards across both the front and back decks. Boards were removed in sections to keep the underlying framing accessible for inspection.
With the framing exposed, joists and beams were inspected for rot, fastener failure, and undersized or compromised members. Several areas required structural remediation, which was carried as a change order on the project. Twenty-eight A35 framing angles, seven HUS412 hangers, and seven new 4x12 beam sections were installed, along with flashing tape on connection points, to bring the framing back to spec before new decking went down.
ZIP System flashing tape was applied to the top of every joist across both decks. The tape seals the fastener penetrations from the new decking screws and keeps water from collecting on the top of the joist where rot starts.
New TimberTech Advanced PVC decking was installed across both decks using TimberTech fasteners and color-matched TimberTech plugs for a clean fastener-free appearance. The existing handrails and balusters were left in place and worked around, since the rail system was sound and matched the homeowner's preferred look.

Challenges & Solutions
Several conditions had to be managed during the project:
Unknown framing condition at the start, with rot remediation discovered and carried as a change order rather than holding up the schedule
Working around existing handrail and post systems that were retained in place
Two separate deck surfaces (front and back) that required coordinated material orders and demolition sequencing
Tight four-day work window from initial demolition through finished decking
The completed work gives the homeowners a low-maintenance deck surface backed by remediated framing that will perform reliably through Truckee winters.
